February 2013 sees a new era for Philip Moses Chartered Surveyors, as you move into your new offices. This must be an exciting time for you?
After almost 30 years in the profession, I started the company two years ago, and it has gone from strength to strength. We will be moving into new offices at 3a Ringwood Road, Verwood in March, and will be right in the heart of the town.
Will the company be expanding?
Yes. We will be increasing our staff and will be employing another secretary.* We may also require a further surveyor shortly, as we are so busy.
As you have been in the profession for almost 30 years, you must have seen a lot of changes?
I started in this area in 1985, and the majority of East Dorset District (including Verwood, St Leonards, St Ives, Ferndown and up as far as Sixpenny Handley) was in my designated ‘patch’ at the Valuation Office. I therefore watched as the area grew rapidly, as estates such as the bungalows in Acacia Avenue and Laburnum Close, Verwood and the houses in Whitfield Park, Ashley Heath were being built.
In St Leonards, St Ives and Ashley Heath, there was a progressive change in the planning policies, allowing higher density development than previously permitted. Over the years, I have carried out many valuations for new development schemes. I also watched the exclusive houses being built in Ashley, on the south side of the A31.
Since then, there have been many more new developments, and they keep on coming, with Barratt Homes having just completed the Fairwood Place flat scheme in Brock Way, Verwood.
I have lived in Verwood and Three Legged Cross since 2001, and have seen several alterations to the town’s road infrastructure – such as the crossroads in the centre and the addition of the Home Farm Road bypass – as well as the construction of new buildings such as the Old Potteries shops and offices, and The Hub.
What are the services you provide and what areas of the country do you cover?
We are General Practice Chartered Surveyors, concentrating primarily on property valuations and condition surveys; but our range of experience across many areas of the profession enable us to provide a good all-round service to clients.
We deal with most types of property, from residential to commercial, industrial, leisure and land. We can advise on landlord and tenant issues, as well as peripheral concerns, such as insurance or rating queries. Most commonly, we are instructed to provide valuations, building surveys, RICS HomeBuyer reports or schedules of condition, to assist clients on new purchases or leases, or rent reviews on existing tenancies. We also value company premises for financial accounting purposes, and carry out valuations for tax reasons.
I am personally qualified to act as an expert witness.
We generally cover Dorset, West Hampshire and southern parts of Wiltshire.
